In construction and development, site plans are official documents used to assess the property’s compliance with zoning and other regulations.

Site plans depict the entire property or land, including all buildings, roads, and other infrastructure within the area. In contrast, floor plans only show the interior space of specific structures (e.g., buildings) or parts thereof (e.g., individual rooms).

Before drawing a site plan for your property, follow these tips:

  • Determine if you need an “official” site plan for the project. Big construction work requires permits, proper documentation, and a site plan made and approved by licensed officials. If paperwork is necessary, it’s important to get started right away as these can take a while.
  • Research the boundaries of your property. For big projects or complex land areas, you may need to enlist land surveyors and engineers. 
  • Account for any existing landscapes or structures when positioning your project. For example, if you’re building close to a body of water, consider potential rises in water levels and the integrity of the foundation, among other things.

All site plans used in construction and development must be approved by licensed professionals such as architects, engineers, and interior designers. In many cases, they will only approve plans drawn by themselves or fellow professionals, though they can still use your site plan as the basis of the actual blueprint.
